New Construction Inspection Sequence for Residential Homes and ADUs

If you are building a new residential home or an accessory dwelling unit (ADU), the inspections listed below represent the minimum required inspections. Each project may require additional inspections depending on site conditions and project scope.


After the Permit Is Issued

  1. Excavation (open hole inspection).

  2. Electrical Ufer inspection, if at least 20 feet of rebar is present in the footing. This requires a separate electrical permit pulled by the licensed electrician.

  3. Footing inspection.

  4. Foundation inspection. If setbacks are close, an as-built survey may be required before this inspection. Damp proofing must be completed prior to the foundation inspection.

  5. Once the structure is weather-tight (roof installed, windows and doors in place, and siding installed), rough plumbing, gas, and electrical inspections may be scheduled.

  6. After rough plumbing, gas, and electrical inspections are approved, a shared inspection is conducted for rough framing, rough sheet metal, and fire stopping.

  7. Following approval of rough framing, rough sheet metal, and fire stopping, an insulation inspection is required.

  8. After insulation approval, final plumbing, gas, and electrical inspections are completed.

  9. All final plumbing, gas, and electrical inspections must be approved before scheduling the fire department inspection and the final building inspection.

  10. The Fire Department will inspect smoke detectors, heat detectors, and carbon monoxide detectors.

 

Requirements Prior to Requesting a Final Building Inspection

  • A blower door test and HVAC duct leakage test must be completed and submitted.

  • The REScheck documentation must be mounted at the electrical panel.

  • All hot water pipes located in unconditioned spaces must be insulated.

  • Doors leading to unconditioned spaces must have weather stripping and door sweeps installed.

Final building inspections may only be conducted after all final plumbing, gas, electrical, and fire inspections have been completed and approved. The final building inspection includes the final sheet metal inspection.



Common Inspection Order for New Home or ADU Construction

  1. Excavation.

  2. Electrical Ufer inspection.

  3. Footing inspection.

  4. Foundation inspection.

  5. Rough plumbing, gas, and electrical inspections.

  6. Rough framing, rough sheet metal, and fire stopping inspection.

  7. Insulation inspection.

  8. Final plumbing, gas, and electrical inspections.

  9. Smoke, heat, and carbon monoxide detector inspection by the Fire Department.

  10. Final building inspection and final sheet metal inspection.

After the final building inspection, and before a Certificate of Occupancy (COO) is issued, all required town departments must sign off on the project.

Issuance of the Certificate of Occupancy indicates full project completion.
